Valuations
Private valuations for marketing, matrimonial or probate are undertaken by Beard & Coles Surveyors. We also complete mortgage valuations for a large number of banks and high street mortgage lenders.
Valuations should not be confused with formal surveys such as 'Homebuyer Reports' or Building Surveys, which provide details on the condition of the property.

Building Survey
The Building Survey is a comprehensive report appropriate to most building types. It looks at all parts of the building that are accessible without risking damage either to the building or to the surveyor.
It looks at the general construction and particular features of the property, what condition it is now in, the reason for any problems, and recommendations for current and future maintenance. The report is accompanied by relevant photographic evidence. The Building Survey is recommended for older or more individual properties.

Homebuyer Survey
Often offered by mortgage lenders, the Homebuyer is a similar inspection to a building survey but the report covers urgent and significant problems only, without the background comments and further advice of the fuller report.
